1.Acceptance of these terms
By creating an account, signing in, or using Propio in any way, you confirm that you have read and accepted these terms. If you do not agree with them, do not use the service.
You must be of legal age to enter into a contract in your country of residence, and you must be using Propio to manage properties you own, administer, or are otherwise authorised to manage.
2.What Propio is
Propio is a record-keeping and administration tool for independent landlords. It stores the properties, tenants, contracts, payments, expenses and documents that you enter, and it produces receipts, statements and reports from that information.
Propio is not a law firm, an accounting practice, a tax adviser, a payment processor, or a bank. It does not move money, does not collect rent on your behalf, and does not provide legal, tax or financial advice. Decisions you make with the help of the numbers Propio shows you remain your decisions.
3.Your account
You need an account to use Propio. You can create one with an email address and password, or by signing in with a Google or GitHub account. When you register with an email address you must verify it before you can sign in.
You are responsible for keeping your credentials confidential and for everything that happens under your account. Tell us promptly if you believe someone else has gained access to it.
One account represents one landlord or administrator. Every record you create belongs to that account and is isolated from every other account on the service.
4.Acceptable use
While using Propio, you agree not to:
- Use the service for any unlawful purpose, or to store information you have no right to hold.
- Attempt to access data belonging to another account, or to probe, scan or test the security of the service.
- Interfere with the normal operation of the service, including by automated scraping, flooding, or overloading it.
- Upload malware, or files whose content is unlawful or infringes someone else’s rights.
- Resell, sublicense or offer the service to third parties as if it were your own.
5.Your content and your data
Everything you enter or upload — property details, tenant records, contracts, payments, expenses, files and images — remains yours. Nothing in these terms transfers ownership of it to us.
You grant us only the permissions we need to operate the service for you: to store your content, process it to produce the receipts, statements, reports, notifications and PDFs you ask for, and back it up so it is not lost.
We do not sell your data, we do not use it for advertising, and we do not use it to train models. We access individual records only when you ask us to for support, or when we are legally required to.
6.Information about your tenants
Propio stores personal information about people who are not our users — your tenants. You decide what to enter about them, and you are responsible for having a lawful basis to hold and share it.
In practical terms: you act as the controller of your tenants’ data and Propio acts as the processor. We handle that information on your instructions, to run the service you asked for, and for nothing else. Our Privacy policy explains what we do with it in detail.
When Propio emails a receipt to a tenant, it does so at your request, using the email address you recorded, and identifies you as the sender.
7.Documents Propio generates
Receipts, statements and reports are produced from the information you enter, in the format you configured, with the signature you uploaded or drew. They are your documents, issued by you.
Whether such a document satisfies a specific legal, tax or regulatory requirement in your jurisdiction is outside our control and remains your responsibility. If it matters for your case, check with your accountant or lawyer before relying on it.
Receipt numbering is sequential within your account. If you delete a payment, its receipt is deleted with it — Propio does not attempt to preserve a gapless fiscal series, because it is not an invoicing system.
8.Exchange rates and calculated figures
When your portfolio holds more than one currency, Propio converts amounts to your main currency using rates from a third-party public source, refreshed periodically. Converted totals are marked as approximate.
These rates are provided for convenience and orientation. They are not a quote, they are not guaranteed to match the rate of any bank or exchange house, and they should not be used as the basis for a settlement between you and a tenant.
If the rate source is unavailable, Propio says so rather than showing a converted figure it cannot stand behind.
9.Notifications and email
Propio sends email only for things that have to leave the app: messages required to operate your account (verification and password resets), the receipts you choose to send to a tenant, and one daily summary of the reminders you have enabled.
Reminders about expiring contracts, upcoming rent and late payments are optional, and each one can be turned off — or given more notice — in Settings. The same screen turns the daily email off on its own, without losing the notices inside the app. Account emails cannot be turned off while your account is open, because the service cannot function without them.
Reminders are generated once a day and depend on infrastructure we do not control, including third-party email delivery. Treat them as a convenience, not as a guaranteed alert: the responsibility for meeting a deadline remains yours.
10.Price and availability
Propio is currently offered free of charge. If we introduce paid plans, we will announce it in advance and you will never be charged without accepting the new terms first.
We work to keep the service available and fast, but we do not promise uninterrupted availability. We may change, add or remove features, and we may perform maintenance that briefly interrupts access.
If we ever discontinue the service, we will give you reasonable notice and a way to export your information before it is deleted.
11.Suspension and closing your account
You may stop using Propio at any time, and you may ask us to delete your account and its data by writing to the address at the bottom of this page.
We may suspend or close an account that breaches these terms, that is being used unlawfully, or that puts the service or other users at risk. Where circumstances allow, we will warn you first and give you a chance to put things right.
12.Warranty disclaimer
Propio is provided "as is" and "as available". To the fullest extent permitted by law, we make no warranties of any kind, express or implied, including any warranty of merchantability, fitness for a particular purpose, or non-infringement.
We do not warrant that the service will be error-free, that every reminder will be generated on time, or that every calculation will be suitable for a purpose you have not told us about. Verify anything that matters before you act on it.
13.Limitation of liability
To the fullest extent permitted by law, Propio and the people behind it will not be liable for indirect, incidental, special or consequential damages, nor for lost profits, lost rent, lost data or business interruption arising from your use of — or inability to use — the service.
Nothing in this section limits liability that cannot lawfully be limited, such as liability for fraud, wilful misconduct, or death or personal injury caused by negligence.
14.Changes to these terms
We may update these terms as the service evolves or the law requires. The date at the top of this page always reflects the current version.
If a change materially affects your rights, we will notify you by email or inside the app before it takes effect. Continuing to use Propio after that means you accept the updated terms.
15.Governing law
These terms are governed by the laws of the Dominican Republic, without regard to conflict-of-law rules. Any dispute arising from them will be submitted to the competent courts of Santo Domingo, Dominican Republic, unless mandatory consumer-protection rules in your country of residence give you the right to bring it elsewhere.
